“We had a 13-year run of a robust market and are experiencing a necessary cycle change,” says Rayni Williams of The Beverly Hills Estates, reflecting on the 36 percent drop in luxury home sales that hit L.A. in the second quarter. Meanwhile, the median price of a home in Los Angeles hovered at $963,000, down 1 percent from the previous year. The decline can be attributed to a combination of high interest rates, the dual strikes that hit Hollywood and the new Ula mansion tax, in which home sellers in the city of Los Angeles must pay at least a 4 percent transfer on any sales above $5 million. “Sellers are hesitant to sell given these barriers,” says Akg’s Aaron Kirman.

Mauricio Umansky, the co-founder of real-estate brokerage The Agency — who also stars on Netflix’s Buying Beverly Hills and is a contestant on the new season of Dancing with the Stars premiering on Tuesday — is set to follow up his dancing debut by hosting The Hollywood Reporter‘s annual L.A. With the proliferation of antiseptic mall-sized ultra-modern mansions and cookie cutter “modern farmhouses,” with their acres of white walls, miles of pale French oak floors and vast walls of disappearing glass, the extravagant, playfully flamboyant more-is-better Bel Air compound of corporate housing magnate Howard Ruby and late actress-turned-artist Yvette Mimieux is a much-welcomed architectural and decorative antidote. Famous for his head-in-the-clouds more-is-more aesthetic, late and influential set designer and decorator Tony Duquette would certainly approve.
An L.A. native who passed in January, at 80, Mimieux was discovered in the late 1950s while horseback riding in the Hollywood Hills. She went on to appear in dozens of television shows and films, including Where the Boys Are (1960) and Light in the Piazza (1962). In 1964 she earned a Golden Globe nomination when she became what’s believed to be the first woman to bare her belly button on American TV when she guest-starred on Dr. Kildare.

Looks as though the record for priciest California home sale ever has been broken yet again, this time by a giant compound in Malibu. At $177 million, the sold price eclipses the previous record — set last year by Jeff Bezos in Beverly Hills — by $12 million. Apparel mogul Serge Azria and his wife, Florence, were the lucky sellers, while the buyers were Silicon Valley-based venture capitalist Marc Andreessen and his wife, Laura Arrillaga, who’s hugely rich in her own right as the only daughter of multibillionaire real estate developer John Arrillaga. The off-market deal was first reported by The Wall Street Journal.
Unfathomable though the price may be, this property is loaded with amenities that could make the $177 million figure seem almost worth it to some folks — or at least remotely palatable.
